Preservation Initiatives is a privately owned urban development firm specializing in adaptive reuse of historic properties. We love the architectural design of 19th century American buildings and honor the nuances they carry with them. We strive to revitalize city districts by preserving architectural assets, building new and appropriate infill, and providing vision for the area’s next chapter of urban life. Don Meginley, President and founder of Preservation Initiatives, has been developing historic properties since 1979. His talent for seeking out urban redevelopment opportunities has led him from Boston's South End, to South Beach, Miami, Philadelphia, PA, and Wilmington, DE. Mr. Meginley currently lives in Wilmington with his wife, Bevo.
Christian Winburn left the dot.com world of Silicon Valley to join Mr. Meginley in 2004. Since that time, P.I. has developed / managed more than 100 residential units and 100,000 sf of commercial space. Mr. Winburn manages the company's investor and lender relationships, and leverages 11 years of sales and marketing experience to set project identity and leasing strategies. He has B.S. and M.A. degrees from Georgetown University, and lives with his wife and two children in Wilmington, DE.
Rachel Royer came to P.I. in 2005 from the world of private practice planning and architecture, where much of her work focused on historic buildings and resources. She has a B.A. in Urban Planning from SUNY Albany and a M.S. in Historic Preservation from the University of Pennsylvania. Her previous experience has proven valuable for her work with P.I., which includes overseeing design and construction for close to $35 million in revitalization projects; applying for, managing and monitoring historic tax credits; managing existing rental property and maintaining day-to-day operations. Rachel lives with her partner in Philadelphia.
